RFPQ 0220SO-2020 - Pre-Qualification General contractor – New Sooke Branch Library

The Vancouver Island Regional Library (VIRL) invites submissions for the Pre-Qualification of General Contractors for construction and related site development of the new Sooke Branch Library, located at Waddams Way, Sooke, BC.

PROJECT DESCRIPTION

The work of this contract will consist of, "constructing a new two-storey 1,246 m2 Library, including associated site works". Construction documentation is currently being prepared by HDR Architecture Associates Inc. (HDR) for an anticipated bid date of April 1st, 2020.

The work consists of a heavy-timber and wood frame structure that sits on a concrete lower floor. This flat-roofed building is clad mainly with vertical wood siding and horizontal corrugated metal with fiber-cement panel for accent and stone veneer around the front entry. Horizontal sun-shading fins wrap around the South-Southwest of the building while solar daylighting tubes provides natural lighting in the central area.

The main floor program comprises the entry lobby, a multi-purpose room and makers' space, central service desk, reference sections, lounge, public computers and study area, offices and staff work room area.

A secondary entrance is located at the lower level offering convenient access from the parking lot. The delivery room with loading dock and all the electrical and mechanical services are also located at the lower level. An elevator and an interior stair services the two floors.
The work will also include a new service road with sidewalk East of the property; water, gas and power tie-ins; removal/relocation of existing trees; parking and landscaping with rain garden.
